S.EAVES — the latest property from the S. Series by yakiniku brand kinoe — opens on the west coast of Awaji Island in April 2026. Just 2 groups per day, approx. 72㎡. With virtually no shared spaces, it’s as close to a fully private villa experience as it gets.

The S. Series has always pursued one idea: eliminate everything that isn’t sea or sky. Carefully considered window placements, spatial layouts — and no railing on the terrace — are all deliberate choices to maximize the value of the view over conventional safety standards.

From the Creators of the Hard-to-Book S.STAIRS and S.CORRIDOR
The existing S. Series properties — S.STAIRS and S.CORRIDOR — are both notoriously hard to book. S.STAIRS in particular has been known to fill an entire month’s availability within a single day of reservations opening.
S.STAIRS features a step-floor structure — bedroom at the top, living room in the middle, dining at the bottom — with sea and sky visible from every level. Over 120 proposals have taken place here annually.
Inside S.EAVES
S.EAVES takes the series’ philosophy even further. Floor-to-ceiling windows bring the shifting light and color of the ocean directly into the room. A speaker system, projector, and Nintendo Switch are included for long, unhurried stays.
Private Dining Too — Restaurant and Café & BAR On-Site
Earlier S. Series properties focused purely on accommodation. S.EAVES adds a private restaurant (1 group per day), a café & BAR, and a front desk — all under the same roof. Dining never leaves the private experience. The menu centers on Awaji Island ingredients, continuing kinoe’s philosophy of integrating food and space.
For Proposals, Anniversaries, and Life’s Milestones
The S. Series has hosted over 120 proposals per year across its properties. Guests repeatedly asked for a place where the celebration could continue after the proposal itself. S.EAVES answers that — accommodation, dining, and the ceremony all in one private space.
The second floor accommodates small bridal parties of around 20 guests. Anniversaries, proposals, family milestones — all within the same walls.
